    Straight answers for Florida homeowners

    GOOD QUESTIONS. CLEAR ANSWERS.

    Your Orlando roofing questions, answered

What homeowners ask us most, without the roofing jargon.

Is the roof inspection really free?

Yes, for homes in our service area, with no obligation.

How long does a roof inspection take?

About 60 minutes at your home. An adult should be home.

How much does a new roof cost in Orlando?

It depends on size, material and what's under the old roof, so we don't price a roof without seeing it. You get a written, itemized estimate after the free inspection.

How long does a roof last in Florida?

As a general range, asphalt shingle roofs last about 15 to 25 years in Florida, and tile and metal roofs can last much longer with maintenance. Sun, heat and storms shorten it; an inspection tells you where yours stands.

How do I know if a storm damaged my roof?

Look for shingles or tiles in the yard, granules in the gutters, new ceiling stains or dripping in the attic. Don't climb on the roof; book an inspection and we document what we find with photos.

    Does insurance cover my roof?

Your insurance company decides coverage and payment, and you're responsible for your deductible. You may want to ask your insurance company. We can give you photos and a written, itemized estimate.

    Will you cover my deductible?

No. In Florida the homeowner pays the deductible, and a contractor can't pay or waive it.

My roof is 15 years old. Will my insurance cancel me?

Florida law says an insurer can't refuse or non-renew a policy only because a roof is under 15 years old. For roofs 15 years or older, the owner can get an inspection before the insurer requires a replacement. Ask your insurance agent; we can inspect the roof.

What is the 25% roof rule in Florida?

If your roof was built or replaced under the 2007 Florida Building Code or later, only the repaired part has to meet current code. We'll tell you what applies to your roof after the inspection.

Do I need a permit to repair or replace my roof in Orlando?

Yes. Roof replacements and repairs need a building permit from your city or county. On replacements we pull the permit and schedule the inspections.

What should I do if my roof is leaking right now?

Stay away from wet ceilings and anything electrical, don't go on the roof, and call us or use the chat. We mark it urgent and can tarp the roof to stop the water.

    Do you offer financing?

Yes, through a third-party lender, subject to credit approval.
